It would seem the panel above it is the actual properties panel?

Do you see that app structure panel double? That has been reported and already fixed..

Seeing the page structure as another 'properties window'

it doesn't render the page correctly at all, like no CSS gets applied (works fine in an actual browser though)

Am sure that is the case... I wonder if you could have a flag to run the design preview in Incognito mode within Wappler which should avoid caching issues? I know you can do this in Electron by using a null partition for the browser window (as Wappler is built upon Electron shouldn't be too difficult?). Just a brain fart.
